This was the easiest closing ever, even if getting to the closing took almost six months. The seller gave power of attorney to her lawyer and her lawyer sent the documents to our lawyer ahead of the closing. There was no broker and this was a cash sale to an owner that had paid off the mortgage a long time ago. We only had to sign three documents and we were done.
The only problem was that no one had thought about the house keys! So when the closing was complete, we were texting the sons of the former owner to arrange delivery of the keys. We eventually coordinated to get the keys the next morning which was inconvenient but only a minor setback.
We went to the house to give everything a quick look before heading back to NYC. Since the purchase was AS IS, we hadn’t done a walk through and hadn’t seen the house in several months. The town had gotten us a gift of a freshly paved road (it was previous gravel) done the day prior, so that was certainly nice! And we couldn’t enter the house since we didn’t have the keys, but we confirmed that things were as expected. We were able to get into the shed where we discovered this wardrobe and a few other furniture items we left behind. Perhaps while I’m working on the house Tracy can be restoring some old furniture to either use in the house or sell later.
